Government-let building in the Waterside area of Derry put on the market for £3m

A government building in Derry has been placed on the market with an asking price of £3 million.

Foyle Chambers is located at 35 Limavady Road, and currently acts as the Derry offices of the Public Prosecution Service (PPS).

The building is described as a ‘prime government let Grade A office building extending to approximately 20,600 sq ft.’

The selling agents, O’Connor Kennedy Turtle (OKT) are seeking offers in excess of £3,040,000, and have said that the building generates a passing rent of £226,000.

It is also described as ‘a prime government let office investment’ and a ‘unique opportunity’ to acquire a government contract on building which has a lease of 12.83 years.

The property was constructed in 2008 and was purpose built to a precise specification tailored for the Public Prosecution Service.

The building is set within an acre of land where it occupies a prominent position and comprises of a purpose built three storey detached commercial property currently configured for office accommodation with car parking.

The Derry News understands that the sale of the building will not result in any change at all for the operation of the Public Prosecution Service from Foyle Chambers.

It is also understood that given the lease on the building is for 12.83 years, the new owner will be tied into that lease.

Effectively, the sale of the building means a new landlord for Public Prosecution Service, bit no other changes apart from that.

The building was the scene of a security alert in March of this year, after a suspicious package was found and staff were evacuated.

However, nothing untoward was found by army bomb squad officers.
