£10.2m contract awarded to build multi-storey office block on top of Ebrington car park in Derry

A contract has been awarded for the construction of a new £10.2m office block on top of an existing car park in Ebrington, the Derry News has learned.

The new 62,000 sq.ft offices will be constructed above the existing underground car park on Ebrington, and is being backed by Executive Office with an investment up to £5 million.

The main contract for the work, worth £10.2m, has now been awarded to the Derry-based Heron Brothers Limited.

The new multi-storey building, which is described as ‘modern, high quality, high specification, Grade A office accommodation’ will cater for up to 500 people when complete.

The building is to be constructed on what is described as ‘an existing enabling platform, constructed in 2013/14, which has the capacity to carry buildings up to five-storeys and owned by the Contracting Authority on its site at Ebrington’.

A detailed planning application has yet to be submitted in regard to the proposal, and no date has yet been set for construction works to begin.

However, documents relating to the tender states that the ‘selected developer will be responsible for achieving planning approval for two buildings totalling up to 100 000 ft² gross in line with the approved Ebrington Development Framework which highlights this particular site as suitable for a landmark office building’.

“The selected developer will not be expected to deliver the second building under this procurement,” it adds.

The documents also state that grant assistance of up to £5m will be offered ‘towards the timely delivery of this key project’.

The Executive Office has described the new office development ‘as an incentive for potential investors’.

The 214-space Ebrington car park, which is accessed via King Street Roundabout, opened in 2015 at a cost of £5.5m.

However, the car park is currently not open to the public.
